 Q1: WHERE ARE PWAN LAND AND PROPERTIES LOCATED?

A: PWAN lands and properties are located in various states throughout Nigeria, including Lagos, Edo, Rivers, Cross River, Abuja, and more.

Q2: WHAT TYPE OF TITLE DOES PWAN HAVE ON THE LAND?

A: PWAN holds a Deed of Assignment and Registered Survey for its properties.

Deed of Assignment: This is a legal document used to transfer ownership rights from the seller (PWAN) to the buyer (assignee) of a property. It outlines details like:

  • Date of transfer
  • Property description
  • History of ownership
  • Terms of the agreement

Registered Survey: A survey plan that has been registered with the Surveyor General's office, giving it additional legal backing.

NOTE: PWAN holds Certificates of Occupancy (C of O) for all lands and properties, providing you with peace of mind and security in your investment.

Certificate of Occupancy (C of O): This is the most important land document in Nigeria. Issued by the state government, it certifies the legal right of ownership of a specific piece of land for a long term of years. There are two types:

Statutory C of O: Issued for land in urban areas

Customary C of O: Issued for land in rural areas

Q3: ARE THERE ANY ENCUMBRANCES ON THE LAND?

A: The land is free from government acquisition and adverse claims.

Q4: WHAT ARE THE PAYMENT OPTIONS FOR PWAN PROPERTIES?

Payment Structures:

600sqm Plots

Full Payment: N1,500,000

Installments (6 months): N1,700,000

Installments (12 months): N1,800,000

450sqm Plots

Full Payment: N1,200,000

Installments (6 months): N1,350,000

Installments (12 months): N1,400,000

300sqm Plots

Full Payment: N800,000

Installments (6 months): N900,000

Installments (12 months): N1,000,000

Late Payments: Non-payment of monthly installments as due may result in termination of the contract or a default charge of 10% of the monthly payment.

Q5: WHAT IS THE SIZE OF THE PLOT?

A: PWAN offers plots in various sizes, including 300sqm, 450sqm, 600sqm, and hectares.

Q6: IS THE ROAD TO THE ESTATE MOTORABLE?

A: Yes, the road to the estate is motorable.

Q7: WHAT OTHER PAYMENTS DO I MAKE APART FROM THE PAYMENT FOR THE LAND?

A: In addition to the land cost, the following fees apply:

Deed of Assignment: N100,000 per plot (300sqm, 450sqm, 600sqm). (Subject to review)

Survey Fee: N150,000 per plot (300sqm, 450sqm, 600sqm). (Subject to review)

Corner Plot Demarcation: N70,000 per plot (Subject to review)

Development Fee: To be communicated later (Subject to review)

Q8: WHEN DO I MAKE THE OTHER PAYMENTS?

A: Deed of Assignment, Survey Fee, and Corner Plot Demarcation: These payments can be made immediately upon subscription.

Development Fee: This fee is payable after physical allocation of your plot.

Q9: WHAT DO I GET AFTER THE INITIAL DEPOSIT?

A: Upon making your initial deposit, you will receive:

A starter pack, which includes:

  • A letter acknowledging your subscription.
  • Receipts for your payments.

Q10: WHAT DO I GET AFTER COMPLETING PAYMENT FOR THE LAND?

A: Once you have completed all payments for the land, you will receive the following:

  • Completion Payment Receipt
  • Contract of Sales
  • Allocation Notification Letter
  • Deed of Assignment and Survey Plan (These will be provided after physical allocation of your plot.)

Q11: CAN I START CONSTRUCTION OR BUILDING ON THE LAND NOW?

A: You may begin construction on your land after it has been physically allocated. Estate development and fencing may be ongoing during this time.

Q12: IS THERE ANY RESTRICTION REGARDING THE TYPE OF BUILDING I CAN CONSTRUCT IN THE ESTATE?

A: Yes, building restrictions are in place to maintain the estate's overall aesthetic.

The layout is divided into sections for specific uses (commercial or residential).

Permitted structures include bungalows, detached houses (duplexes), and blocks of flats*

"Face-me-I-Face-you" (tenement buildings) and high-rise structures are not permitted.

All building plans must adhere to estate regulations and be approved by both PWAN and the relevant Lagos State Government authorities.

Q13: CAN I RE-SELL MY PLOT/PROPERTY?

A: Yes, you may resell your plot if you have completed all payments. Please follow these steps:

Inform PWAN: Provide the company with the buyer's details.

Transfer Fee: The buyer is responsible for a 10% transfer documentation fee, payable to PWAN.

Q14: CAN I PAY CASH TO YOUR AGENT?

A: We strongly advise against cash payments. For your security, please make payments directly to PWAN Royale Investment and Developments LTD via the following methods:

Designated Bank Accounts:

Cheques: Issued in favor of PWAN Investment and Developments LTD.

PWAN will not be liable for payments made outside these official channels.

Q15: WHAT OPTIONS ARE AVAILABLE IF I'M UNABLE TO CONTINUE WITH MY PAYMENTS?

A: If you are unable to complete your payments, you may be eligible for a refund under the following conditions:

Plot Allocation: You have NOT yet been allocated a plot.

Notice Period: You must provide PWAN with a minimum of 90 days' written notice to initiate the refund process. An additional 60 days may be required to complete the refund.

Administrative Fee: Please note that refunds will incur a 40% administrative fee. This fee covers processing costs. The remaining 60% of your paid amount will be refunded.
